Preparing your property for viewings

Presenting your property in it’s best condition will assist greatly in achieving the best possible price in the shortest time. Good first impressions are so important. Stand outside your property and try to see it with fresh eyes. Try to cut the grass, weed driveways and borders and remove bins before viewings. Maybe consider parking your car elsewhere to give a better first impression of space on a smaller drive? Inside it rarely makes much sense to spend money on improving the property to sell it. It would, however, be sensible to carry out small repairs to give the impression that the property has been well-maintained. Tidy and clean all rooms and make sure kitchens and bathrooms are spotlessly clean. If you are a dog owner, remember not everyone is a pet lover, so consider asking someone to take Rufus for a walk during viewings and place feeding bowls and litter trays out of sight just for the viewing itself.Create a feeling of space by removing unnecessary furniture if possible and tidy away clutter. Although personal to you, photographs and souvenirs are not to the viewer; clear shelves and more space can add to the overall feel of the rooms.

Energy Performance Certificates (EPC’s)

When marketing a property for sale or to let, an EPC must be ordered for the property. An EPC tells you and the prospective buyer how energy efficient the property is, the impact it has on the environment and includes recommendations and ways to improve the property’s energy efficiency.We can start marketing a property without an EPC but it must be made available to all marketing material within 28 days. They are valid for 10 years, however, we can order one on your behalf if you do not have one already.
